Description/condition of the land plot. The total area of the Nemunas Island is approximately 30 ha. The island is situated at the city centre of the city, on the right side of river Nemunas. There are two land plots structured in this island with addresses Karaliaus Mindaugo Ave. 50 and Karaliaus Mindaugo Ave. 50A (the latter is presented hereinafter). Both land plots are owned by Kaunas City Municipality.

Nemunas Island is a potential recreational territory in Kaunas city since it is situated at the centre of the city, near residential districts of Zaliakalnis, Naujamiestis, and Freda. Furthermore, residential district of Zemoji Freda is planned to become a continuation of city centre with trade, residential and recreation areas. Moreover, the shopping and entertainment centre “Akropolis” is located nearby and hotel “Respublika” is also being built next to the Nemunas Island. Furhermore, S.Daukanto Pedestrian Street connects city centre to the island (there are two pedestrian bridges to the island and one is designed). Three different zones are being planned on the Nemunas Island: Eastern part of the island – for sports events, central part – for active entertainments, and Western part – for quiet rest.

The main urban advantages of the territory:

  • Conversion of the territory;
  • Revitalization of the Central part of Kaunas City, because the visitors of the Nemunas Island would also visit city centre and old town;
  • Excellent accessibility from all parts of the city and out of town locations;
  • The simple accessibility using public transport;
  • The new accent of less developed central part of the city will form new space for investments;
  • Enough space for parking.

Exceptional features of Kaunas City can be divided into these categories:

  • City and port in the confluence of two biggest rivers in Lithuania;
  • City with the water sports traditions;
  • City with the traditions of basketball, football, boxing, and horseriding;
  • City of museums and greenery.

Types of companies located nearby: currently, the Nemunas Island is surrounded by abandoned territories, like unfinished hotel, the territories of two closed factories, unfinished marketplace, and etc. The main principal of the development of this territory is to change the purpose of the territories mentioned above, from industrial into commercial, recreational, public and residential territories.

  • Motorway Via Baltica – 6,14 km (via Aleksotas Bridge and Marveles Street), or 8,49 km (via M.K.Ciurlionio Bridge and Europos Avenue); motorway Vilnius – Klaipėda – 8,88 km;
  • Kaunas Railway Station – 0,9 km;
  • Kaunas International Airport – 16,1 km;
  • Klaipėda State Seaport – 230 km.

 Possibilities to use public transport:

  • Trolleybuses No. 1, 5, 7, 13, 14, 15, 16 from Vytauto, Kestucio and K.Donelaicio streets (distance from the island approximately 0,5-0,6 km) – connection with all districts of the city;
  • Trolleybuses No. 1, 2, 3, 4, 5, 7, 8, 10, 11, 14, 15 from Savanoriu Avenue (distance from the island approximately 1,2 km) – connection with Eiguliai and Dainava Districts;
  • Buses No. 3, 6, 10, 12 (Sat, Sun), 18A, 20, 23, 24, 27, 34, 35, 38, 39, 43, 44 (Sat, Sun), 45 from Vytauto, Kestucio, Donelaicio Streets (distance from the island approximately 0,5-0,8 km), and Karaliaus Mindaugo Avenue – connection with all districts of the city.

Possibilities to lay a railway branch: there are no possibilities to lay a railway branch, since this territory is not suitable for industrial activities.
